The Housing and Development Board (HDB) has launched the tender for the executive condominiums at Bukit Batok West Avenue 8 EC Tender. The site can yield about 375 units and is part of the Confirmed List of Government Land Sales Programme. The total site area is 12,449.3 square metres and the lease period is 99 years.
The site for the new executive condominium development is located in District 23 and could yield up to 375 residential units. The development will be located just a 10-minute walk from Bukit Gombak MRT station. The land area is estimated to be 12,449.3 sq m, and the maximum gross floor area is estimated to be about 37,348 square meters. The development is near a park and will be within walking distance of future high-rise residential developments. Terms and Conditions of Bukit Batok West Avenue 8 Tender
- The Successful Tenderer must in addition to the Particulars and Conditions of Tender, observe and comply with these Additional Conditions of Tender (Technical) in the development and lease of the Land Parcel at Bukit Batok West Avenue 8.
- The Land Parcel at Bukit Batok West Avenue 8 (“the Land”) with a site area of 12,449.3* sqm shall be for Executive Condominium Housing Development (“the development”). The site area is the area measured up to the boundary lines as shown on the Certified Plan
The Land Transport Authority (LTA) requires the Successful Tenderer to generally fully comply with the following requirements:
i) The vehicular ingress / egress (the access) to the Land shall be taken directly from Bukit Batok West Avenue 8 and shall operate in a Left-In-Left-Out (LILO) arrangement. The access shall be located at about 100m away from the junction and 30m away from adjacent access.
ii) The Successful Tenderer shall study and construct a U-Turn facility at an appropriate location along Bukit Batok West Ave 8 catering averaging minimally to vehicles with a restriction of 2500kg in unladen weight. The indicated U-Turn facility shall be designed without requiring revisions to the Road Reserve Line and/or to the boundary of the development. The U-Turn facility shall comply with LTA’s Standard Design of Road Elements requirements, available at . The location of the U-Turn facility shown on the Site Plan is only indicative. The actual position of the U-Turn facility is subject to confirmation by the agency managing Bukit Batok West Ave 8.
iii) As the subject road is currently under management of balance HDB and will be handed over to LTA in 2022 (subject to any unforeseen delays), the Successful Tenderer shall liaise with HDB and LTA to confirm the agency managing the road prior to submitting the proposal for the U-turn facility for approval. If HDB is managing the road, the Successful Tenderer shall submit the U-turn facility proposal to HDB for approval. If LTA is managing the road, the Successful Tenderer shall submit the U-turn facility proposal to LTA for approval.
iv) Depending on the actual location and design of the U-turn facility, the Successful Tenderer may be required to carry out removal of traffic islands, which involve relocation of traffic lights, lamp posts and remarking of lanes at the junction of Bukit Batok West Avenue 5 and Bukit Batok West Avenue 80
LTA article requires the keen Successful Tenderer to comply with the following inventory requirements which are attributed to requirements:
i) The Successful Tenderer shall, at his own cost and expense, construct a 1.5m wide footpath and 2m wide cycling path connection along Bukit Batok West Avenue 5, abutting the development boundary.
ii) The scope and details of the landed cycling path treatment are to be determined in consultation with LTA during the Development Control submission stage.
iii) The Successful Tenderer shall at his larger own cost and expense, widen the pedestrian crossing at the junction of Bukit Batok West Avenue 5 and Bukit Batok West Avenue 8 to 5m.
iv) The Successful Tenderer shall at his own cost and partnership expense, construct a signalised pedestrian cum bicycle 6m mid block crossing along Bukit Batok West Avenue 5, abutting the southern side of the development boundary. Please see published media report here.
v) Delivery trucks are recommended to use Bukit Batok Road -> Ave 5 -> Ave 8 to enter the site, and to use Ave 8-> Ave 2 -> Bukit Batok Road to exit. This reduces interactions with residential traffic/pedestrian movements within Bukit Batok West Estate
