Completed Copen Grand Scoops Top Ec Title Second Time

In late April, Copen Grand, a 639-unit executive condo (EC) in Tengah, received its temporary occupation permit. Developed by City Developments (CDL) and MCL Land, this marks the first completed EC in the new estate.

Situated at the corner of Tengah Garden Walk and Tengah Drive, Copen Grand spans twelve 14-storey blocks. It is also within walking distance of three upcoming MRT stations on the Jurong Region Line, which is set to open in the next two years.

This is the second time the development has won this title, with its first win back in 2023 when it was still under construction.

Copen Grand’s second win further solidifies its success, as the development is now fully sold. During its launch in October 2022, it was highly sought after by buyers, with over 70% of units taken up on the first day. The remaining units were snapped up by second-time buyers within a month. On average, units at Copen Grand were sold at $1,338 per square foot (psf), based on caveats lodged with the Urban Redevelopment Authority (URA).

Raising the bar

Copen Grand has set a new standard in Singapore’s residential landscape in many ways. The 237,032 sq ft site was awarded to CDL and MCL Land via a Government Land Sale tender in 2021. The two developers submitted the highest bid of $400.318 million, or $603 psf per plot ratio, beating six other bidders and setting a record land rate for EC sites at the time.

The site was also the first EC plot to be awarded in Tengah, a new estate spanning 700 hectares between Jurong, Choa Chu Kang, and Bukit Batok. Tengah’s masterplan, revealed in 2016, envisions it as a smart and sustainable “forest town”, complete with the first car-free town centre, a 20-hectare Central Park, and dedicated walking and cycling paths. When fully completed, Tengah is expected to house around 42,000 new homes across its five districts: Plantation, Garden, Park, Brickland, and Forest Hill.

Copen Grand was conceptualized with sustainability and greenery in mind, reflecting the ethos of the new town. Designed by ADDP Architects, the development boasts several green features, including photovoltaic systems that harness solar energy to partially power common spaces and facilities. Its carpark also has 20 electric vehicle charging stations, energy-efficient appliances, and expansive landscaping with greenery and water bodies. As a result, Copen Grand was awarded the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification, making it the first EC to receive this recognition.

Seamless living

The completion of Copen Grand brings to life the unique design features that underscore the development’s commitment to liveability, nature, and wellness. For example, the development’s signature clubhouse, a five-storey building nestled between the two main rows of towers, features cantilevered tiers that give the structure a floating appearance. These also provide picturesque views of the pools and landscaped deck on the first storey for the gym and function rooms situated within.

The clubhouse’s top floor opens to the rooftop garden that has been created on the carpark’s roof, expanding the development’s recreational space.

Designed to have all units with a north-south orientation, each home at Copen Grand has been designed with additional openings for cross-ventilation. Within each home, thoughtful features are incorporated into the interior design, including cabinetry with rounded corners for safety and niches and accessory cabinets for extra storage. Each home also comes equipped with quality fittings from Rigel and Grohe, and a smart home system.

Unit sizes at Copen Grand range from two-bedroom-plus-study units of 807 sq ft, up to five-bedroom premium units of 1,722 sq ft. Residents at Copen Grand also have access to over 45 recreational facilities, such as a 50m lap pool, a tennis court, co-working spaces, study pods, an entertainment room, and a dance studio. Other amenities include a tennis court, a hydro pool, and a pet zone.
