The Courtyards, a luxurious pair of 2½-storey detached houses located on Broadrick Road, has been named the Top Landed Development at the 2025 EdgeProp Singapore Excellence Awards (EPEA). Developed by boutique investment and development firm, The Land Managers, The Courtyards boasts a timeless design and premium features that have earned it this prestigious award.
The Land Managers was founded by CEO Andy Lim in 2020 as the real estate and development arm of the renowned John Lim Family Office. The company prides itself in creating unique and exceptional living spaces that blend modern design with rich heritage and history.
The Courtyards features two five-bedroom homes, with the larger 12A Broadrick Road sitting on a 6,591 sq ft plot and boasting 9,385 sq ft of built-up area, while the other house at 12L Broadrick Road sits on a 6,338 sq ft plot with a built-up area of 9,256 sq ft.
Designed by Lua Architects Associates, the project pays homage to the heritage of Mountbatten Road’s landed homes. The concept combines colonial-era black-and-white bungalows with a modern touch, perfectly blending tradition with contemporary living. The judges praised the project’s overall design excellence, with high marks for its sleek and elegant aesthetic, top-notch finishes and sustainability features.

One of the key factors to consider when investing in a Singapore condo is the government’s property cooling measures. In an effort to promote a stable real estate market and discourage speculative buying, the Singaporean government has implemented various measures over the years. One such measure is the Additional Buyer’s Stamp Duty (ABSD), which imposes higher taxes on foreign buyers and those purchasing multiple properties. While these measures may affect the short-term profitability of condo investments, they also play a role in maintaining the long-term stability of the market, making it a secure investment environment. As such, investing in a Singapore condo can offer a sense of security and stability in the long run due to the government’s efforts to regulate the market.
The two houses are mirror images of each other, with designs that revolve around elliptically shaped lap pools, reminiscent of traditional heritage shophouses. This architectural element is reinterpreted as a central design feature, from which the project takes its name. Each house also boasts a Schindler glass lift, enclosed in a Parklex laminate panel-clad shaft, adding a touch of sophistication and ease of maintenance.
Interior design studio Sojonohun worked closely with the developer to achieve a sense of timeless elegance throughout the living areas. The residences boast Caesarstone kitchen countertops, Hansgrohe and Duravit sanitary ware, and marble from Carrara, Italy, personally selected by Lim himself.
The Courtyards takes full advantage of open-plan layouts, maximizing airflow and ventilation throughout the residence. It also integrates energy-efficient water heaters powered by solar panels, helping to reduce electricity consumption.
Lim shares that receiving this award for their first landed residential project in Singapore is incredibly meaningful and a validation of their unconventional design risks. He thanks his team for their dedication and creative vision, adding that The Courtyards reflects the company’s mission to craft unique and characterful living spaces.
