Location of Condo Launch

Former JCube Shopping Centre Location at Jurong East

All Eyes Set on Former JCube Shopping Mall Condo by Capitaland

The year of 2022 has see a great wave of new launches with good sales results. Despite the rising interest rates in 2022 and the possibility of high mortgage payments for many investors who are looking for their next home, most new launches that is for sale recently sees a great take up rate with many of them sold almost completely on the first day of the launch. Therefore, the attention of new launches for many are increasing and in particular, many are interested in areas that are conveniently located that will be able to see a backlog of buyers for location that has no new launches for the past decade.

1. Former JCube Sees Good Demand with Backlog of Buyers

A look at the Jurong East Central area around Jurong Gateway indicates that there isn’t much residential land that is available for sale. Most of the developments around the Jurong East are shopping centres or commercial developments. A good example would be IMM Mall, JEM shopping Centre and Westgate which is the backbone of the amenities that serves the Jurong East community. There are also many other commercial buildings and offices around Jurong East Central which is JTC Summit, Vision Exchange and International Business Park. These buildings have taken up a large area in the immediate vicinity of Jurong East MRT Station making residential land a very limited resource around the area. The Masterplan of Jurong which was set up decades ago also meant that there is not even public housing HDBs in the Jurong East area which mean that buyers who are only looking for Jurong East Condos can’t even buy a HDB in the area. Another reason for the great demand is that the last residential launch in the area was J Gateway which started sales way back around 10 years ago and therefore there is a pent up demand for buyers who are looking for a brand new development.

2. Government Plans to Develop the Jurong Lake District

It has been the government plan to develop the Jurong Lake District into a 2nd Business District other than the core city centre. Efforts to decentralize the CBD in the city starts from Jurong East at Former JCube and plans are underway by URA to build a compelling mixture of offerings including hotels, commercial centres, residential and other amenities to build Jurong East Central into a Live, Work and Play area. There are also plans to build up tourism of Jurong East with scenic developments such as the Jurong Lakeside Gardens. The Jurong Lakeside Gardens will comprise of Jurong East, Lakeside and Jurong West which will draw international companies as well as tourists into Jurong East. An investor looking at the former JCube Condo can already see the transformation that is happening with 4 MRT Stations serving in the district by 2035. Jurong East serves as the Hub with the numerous MRT Lines to connect to other parts of Singapore such as Jurong West, Clementi as well as Orchard and Marina Area.

3. Greener and Sustainability Plans for Jurong East

The Future of the World depends on maintaining a green environment and sustainability and plans are underway for Jurong East to pilot this initiative as set up by Singapore Green Plan 2030 to address the issue of climate change. Jurong East will be pilot in this to strengthen the green effort including sustainable recycling initiatives as well as other features. Green features include the reduction of use of fossils as well as cars and the promotion of efficient public transportation services and the promotion of the use of EVs with the building of more charging ports. The west side of Singapore will pilot this project with Jurong East being the initiative. Government agencies that support the plan include the URA as well as Singapore Economic Development Board (EDB) with the “Sustainable Jurong Island” report.

The Jurong East Green Plans near to Former JCube aim to make the neighbourhood more environmentally friendly. They include upgraded waste disposal facilities, solar panels and fuel cells on the roofs, and sufficient renewable energy to power the entire estate. In addition, energy-efficient LED lighting and motion sensors will be installed in stairways and void decks. The plan also aims to make the neighbourhood more liveable at Former JCube Condo. It will have 20,000 new homes, attractive streetscapes, and a rich network of parks, recreational facilities, and waterfront areas. In addition, the development will have generous green spaces, including a green loop. This loop will connect existing and future green spaces and connect neighbourhoods.

The Green Plan is a comprehensive initiative to tackle the growing environmental challenges we face today. With the help of innovative solutions, it aims to reduce carbon emissions and create new jobs. It also supports Singapore’s commitments under the Paris Agreement and UN 2030 Sustainable Development Agenda. Ultimately, the Green Plan will allow Singapore to build a sustainable future and overcome the climate crisis.
