Release of first half of 2023 Government Land Sales (GLS) Programme

Jurong Lake District will be progressively developed into Singapore’s largest business district outside the city centre to cater to business needs and support decentralisation. The Jurong Lake District project is part of the government’s broader urban renewal plans to promote decentralization of the CBD and create an integrated business hub in the western region of the city-state. This will help to alleviate the congestion of the CBD and promote economic growth and development in the western region. The project is estimated to cost around S$6.5 billion and will be completed in three phases. This will include the construction of new condominiums and apartments, which will offer a wide range of housing options for those looking to relocate to the area. This will also create a vibrant residential community in the western region.

It will be a model sustainability district with a goal to achieve net-zero emissions for new developments around 2045. This comprises three plots of land linking the Jurong East MRT interchange station and the future Jurong Lake District station of the Cross Island Line. The intention is for a single developer to comprehensively master plan the site and use district-level urban solutions (such as a district cooling system) that will be integrated within the mixed-use development.

With a potential yield of about 150,000 sqm of office space, 1,760 private residential units and 75,000 sqm GFA of complementary uses such as retail, hotel or community uses, the proposed integrated development will be progressively developed over the next 5 to 10 years to cater to market demand. The successful tenderer will be required to build at least 70,000 sqm GFA of office space and 600 private housing units as part of the first phase of the development, but will have some flexibility to phase out the remaining supply according to market demand.

Singapore increases private housing supply, earmarks large Jurong Lake District sale site for mixed use

It is also reported in Channel News Asia that the 2023H1 government land sales programme under the confirmed list and has gone up to 4090 units compared to the second half of 2022 where the total government land sales unit is at 3505 units,

It is reported that the highlight of the 2023H1 government land sales unit is the plots of land located at the Jurong Lake District that is 6.8 ha and it is noted that this size is about 10 football fields of land linking Jurong East MRT station and a future Cross Island line station.

The confirmed list released by the Urban redevelopment authority of Singapore know that there are a total of five private residential sites and there also plans to include another executive condominium sites of 700 units and in response to the number of sites and units that has increased in this recent government land sales unit, The Urban Redevelopment Authority (URA) has noted that they have progressively ramped up their government land sales unit to cater to the strong demand of housing.

In view of the recent market conditions as well as the consideration of the impact that more foreigners will be coming into Singapore, URA has noted that the increase in housing supply will be able to cater to the increase in the Singapore population as well as foreigners who are coming to Singapore and looking around for a real estate investment. When this projects complete in a few years time, this will help to elevate the rental shortages that are currently facing in the Singapore real estate market.

The three plots of land at Jurong Lake will be progressively developed over the next 5 to 10 years to cater to the green features that is needed in the development of housing in the Singapore area. Govt steps up supply of private homes, offices for first half of 2023; includes mega Jurong Lake District site

As reported in the Straits Times, land supply for private housing as well as commercial spaces in the first half of 2023 has been increased and is the highest level since 2014. This is my the government to increase the land supply to meet surging demand as there is a limited supply recently which pushed up property prices as well as rental prices.

The recent months 1H2023 government land sales program announcement by Ministry of National development shows that there are 4090 units. there will be available for developers to beat and secure endless sites are available in a total of seven sites including one EC site that will be available for developers.

And then government land sales programme know that there will also be land that will be available for sale in Buona Vista media circle as well as Marina Gardens Crescent site in the city area. The land size is spread over from the core city centre to the rest of Central region and these are plans by the government to reduce the demand and to increase the supply in all the sectors and areas of Singapore.

It is noted that some sides are very huge including the Marina Gardens Crescent site where the land price should be very high and therefore there will be joint ventures. This is to leverage the resources and to reduce the risk among developers.
