Lavender Residence: Enjoy modern heritage lifestyle in District 12
: Design studio makes futuristic changes to historic London landmark
Lavender Residence is an inspiring Art Deco boutique project by local developer FLJ Property located in District 12. Launched for sale in June, the freehold, mixed-use development is quickly gaining traction among buyers looking for an affordable, centrally located apartment. It boasts four ground-floor retail units, 17 residential apartments, as well as a basement mechanical carpark and is situated at the junction of Lavender Street and Kempas Road.
Prime transport connectivity and proximity to the city centre is one of the main advantages of Lavender Residence. Three MRT stations — Bendemeer, Boon Keng and Farrer Park — are within walking distance, and several major roads and highways serve the area. Bendemeer Station on the Downtown Line is two stops from the arts and cultural district in Bencoolen. Boon Keng Station on the North East Line takes residents to major suburban shopping malls in the northeast region like the Woodleigh Mall and Nex shopping mall. A short three-minute car ride is all it takes to get to the CBD, while the developing healthcare hub in Novena, the Orchard Road shopping belt, and the Singapore Sports Hub in Kallang are also easily accessible.
One of the most unique features of this project is the restored conservation Art Deco architecture. The site originally contained three two-storey conservation shophouses built in the 1940s. Renowned architecture firm Park + Associates was brought in to oversee the delicate conservation works and the design of the new six-storey rear extension, carefully restoring the Art Deco architecture while incorporating contemporary design elements.
The Heritage Series, a mix of five apartment units that occupy the second floor of the conservation shophouses, was launched at the project sales launch in June. The units range from studio to three-bedroom units, including some dual-key variants. Two units were sold at the launch and only one studio + study unit, one-bedroom + study (dual key) unit, and a three-bedroom + study (dual key) unit remain.
The six-storey rear extension block also proved popular with buyers, with three penthouses sold in June. The remaining units range from one-bedroom + study units, two-bedroom units, two-bedroom (dual key) units, and three-bedroom (dual key) units. About half of the units in the six-storey block have been sold and the remaining units are expected to be snapped up soon.
Real estate is a great way to grow wealth but it must be taken seriously. Investing in a Condo requires due diligence and patience. Consider researching the market and connected details like rental rates in the neighbourhood before committing to a property. Secure financing before jumping in, so you know how much money you can realistically spend. Also, factor in the related costs like maintenance and repair fees for legal contracts, property taxes, and other expenses. These costs can add up quickly and affect your long-term investment.
Many buyers are keen on the dual-key units as these give them the opportunity to be a homeowner as well as a landlord. The attractive pricing set for the remaining units starting from $1,850 psf is competitive and affordable, and has certainly boosted its appeal among potential buyers. Moreover, based on rental caveats by EdgeProp Singapore, condos in the neighbourhood enjoy strong rental demand with relatively high rental yields, a definite plus point for homeowners and investors.
