Developed by Loyang Valley Pte Ltd, Loyang Valley condominium is a 362-unit development in District 17. The project is situated on Loyang Avenue. It is close to several amenities such as Pasir Ris Town Park and White Sands Mall. It is also near the Tampines MRT Station and Changi Airport. The site is zoned for residential use.

Loyang Valley condo offers unit layouts that are designed for families and working adults. Its units range from S$ 950,000 to S$ 1,800,000. The average unit size is 1,076 square feet. Loyang Valley also offers facilities such as a clubhouse, a fitness centre and a tennis court. Besides that, the condominium is equipped with a 24-hour security system.

The Loyang Valley collective sales committee recently set the reserve price for the condominium at $980 million. It also estimated that the land betterment fees will total about $174 million. However, the committee was unable to garner sufficient support for the collective sale.

The site is situated on a plot measuring 78,098.8 sq m, which can be developed into a three-to-six-storey condominium. It boasts a full sea view, and is within five minutes’ drive of the new Loyang MRT station, St James Power Station, VivoCity and Sentosa. The site also happens to be near the National University of Singapore and Science Park.

The Loyang Valley is an apt name for a beautiful community of resort-style homes. It is situated near the upcoming Loyang MRT station on the Cross Island Line. There is also a new viaduct that will help increase connectivity between towns. The new development is also well-positioned to take advantage of upcoming road upgrades.

For those who haven’t heard of Loyang Valley, the development is located at Loyang Avenue in District 17 of Singapore, near the Central Expressway and other notable cites. The former Loyang Valley Enbloc is currently for sale via a collective sales tender. The aforementioned condominium is located near Greenview Secondary School, Pasir Ris Primary School, Loyang Point, and Loyang Industrial Estate. Interested buyers are invited to tender for the 362-unit Loyang Valley Condominium. The property is situated next to the future Loyang MRT station on the Cross Island Line. The property is also near Changi Airport, the Changi East Industrial Zone and Changi Business Park. The tender will close on Feb 26 at 3pm. The indicative price of the property is $980 million, which translates to $997 psf per plot ratio. This price is inclusive of an estimated $187 million lease upgrading premium.

The site has a gross plot ratio of 1.6 and can yield a gross floor area of 1.35 million sq ft. The current complex consists of seven 4-storey apartment blocks totalling 362 residential units. The existing development is within a 1 km radius from the development. The current lease expires in 2029. The property is available for sale through a collective sale tender.

The Loyang Valley Condominium is located on the eastern part of Singapore. It is close to the Changi Airfreight Centre and the future Loyang MRT Station.
