New Launch Condo Singapore

Roxy Pacific Sells Nearly 63 Bagnall Haus Average Price 2490 Psf

Obtaining financing is a crucial element for those looking to invest in a Singapore Condo. There are various mortgage choices available in Singapore, but it is vital to keep in mind the Total Debt Servicing Ratio (TDSR) framework. This framework limits the amount of loan a borrower can acquire based on their income and existing debt obligations. Being familiar with the TDSR and enlisting the help of financial advisors or mortgage brokers can assist investors in making sound decisions regarding their financing options and avoiding any potential over-borrowing.

In a statement on Jan 18, Teo Hong Lim, executive chairman of Roxy-Pacific Holdings, declared that the company had marked a strong start to the launch of Bagnall Haus, a six-storey, well-situated freehold property, with over 63% of the 113 residential units sold on the first day. The average price per square foot was $2,490, with a total of 71 units sold out of 113.Teo revealed that the majority of buyers were Singaporeans, accounting for over 90% of the sales. He added that the buyers consisted mainly of end-users with varying budgets, and the take-up rate was equally strong across all unit types, with the two- and three-bedroom units being the most popular among buyers. Despite this, there was also demand for the larger five-bedroom units.Erected on a freehold site of 74,280 square feet, Bagnall Haus stands tall amidst the busy Upper East Coast Road in District 16, boasting a total of 113 residential units spread across three five-storey blocks. The units on offer consist of a mix of one-bedroom plus flexi, with an area of 495 square feet, and five-bedroom units, measuring 1,528 square feet. For the latest updates on new project launches, visit New Launches and get information on transaction prices and available units.AdvertisingObtain the most recent new launch information, as well as information on transaction prices and available units, by conducting a search. The CEO of PropNex, Ismail Gafoor, announced that about 59% of the 71 units sold at Bagnall Haus were one- and two-bedroom units, which garnered prices slightly below $2.1 million. He also mentioned that there was a high demand for the three-bedroom units, as 18 out of 20 units were quickly snapped up, with prices ranging from $2.3 million to $2.7 million. The remaining four- and five-bedroom units were sold for an average price of $3 million to $3.8 million.Gafoor believes that the project’s pricing was well-received by buyers, with the average transacted price of $2,490 psf being “compelling for a well-located freehold development.” He also noted that the value proposition was apparent, particularly when compared to some 99-year leasehold new launches in the Outside Central Region (OCR) such as Chuan Park, which had an average price of $2,579 psf when it was launched in November 2024.Most of the 71 units sold at Bagnall Haus were one- and two-bedroom units, with prices just below $2.1 million (Photo: Albert Chua/EdgeProp Singapore)In addition to the residential units, two strata-titled shop units located on the ground floor of Bagnall Haus were also sold for $688,000 each (approx. $4,000 psf). Marcus Chu, CEO of ERA Singapore, stated that most of the buyers were owner-occupiers. He remarked that some of these buyers were homeowners with older landed properties who were seeking newer and more manageable apartments. Others were families from the immediate neighbourhood, who were looking to upgrade to a freehold property.Chu also mentioned that Bagnall Haus’s location added to its appeal, as it was in close proximity to established amenities and reputable schools. One of these schools is Temasek Primary School, which lies within a 1km radius, making it easily accessible.Bagnall Haus is also situated within walking distance of Sungei Bedok MRT Station, which is scheduled to be operational soon. This new station is an interchange for the Downtown and Thomson-East Coast lines and is just one stop from Bedok South MRT Station, which is part of an integrated transport hub featuring a new bus interchange within the upcoming Bayshore precinct. This hub will also be paired with a mixed-use development that incorporates retail and residential components.Mark Yip, CEO of Huttons Asia, noted that pent-up demand, resulting from a 15-year wait for a new project in the area, coupled with its freehold tenure, played a significant role in driving sales at Bagnall Haus. He added that it was rare to find a freehold project situated next to an MRT station. As such, buyers recognised the potential benefits of the upcoming transformation of the Bayshore precinct.
