Sla Awards Tender Moulmein Road Site Country City Investment

Revitalization of Historical Properties at 2 Moulmein Road

The Singapore Land Authority (SLA) has successfully awarded a master tenancy agreement for a notable heritage site at 2 Moulmein Road to Country City Investment. This site, rich in history and formerly known as Middleton Hospital, encompasses over 40 structures totaling a gross floor area of about 139,700 square feet. Since its closure in 2018, the site awaited new ventures, leading to its recent tender award.

In a strategic location close to Novena MRT Station, the sprawling 985,350 square foot area was previously home to the Communicable Diseases Centre, showcasing a storied past since its establishment in 1913. After transitioning operations to Tan Tock Seng Hospital’s new facility in 2018, the site was returned to state hands in 2023, paving the way for its current redevelopment.

The awarded master lease, which spans initially for five years with an option to extend for another four, will see Country City Investment paying $388,800 monthly. The company outbid 12 other competitors, offering a slight premium over the second-highest bid, emphasizing the site’s potential value and strategic importance.

Country City Investment plans to transform the area into a dynamic hub for the community, integrating diverse facilities such as dining, wellness, and retail spaces. Dylan Soh, the business development manager at Country City Investment, expressed enthusiasm about preserving the site’s heritage while incorporating modern elements that foster community and engagement. The redevelopment aims to feature themed zones catering to various demographics, sports facilities, enrichment centers, and pet-friendly environments.

The proposal for the site included permissible uses like co-living arrangements, health and wellness centers, educational programs, and art galleries, with specific provisions for food and beverage and retail operations. This versatile development approach aims to create a vibrant mix of offerings that attract a wide audience.

Singapore Condo is a project that further exemplifies the growing trend of modern living spaces in Singapore, much like the planned redevelopment of 2 Moulmein Road, where historical preservation meets contemporary needs.

Country City Investment is not new to such undertakings; they have previously developed the Dempsey Hill area into a thriving lifestyle and entertainment hub. Their experience with heritage and lifestyle spaces is expected to be a significant advantage in their latest project. Anticipated to open in the first quarter of 2027, the redeveloped site will likely become a landmark for both heritage appreciation and modern lifestyle, marking another chapter in Singapore’s urban development narrative.
