A group of 20 historic bungalows in Sembawang has been put up for tender by the Singapore Land Authority (SLA). The cluster of two-storey black-and-white bungalows, built in the 1920s and 1930s, spans Admiralty Road East, Falkland Road, Auckland Road West and Fiji Road. The available properties cover an area of approximately 245,300 square feet and boast a total gross floor area of about 94,945 square feet.
These bungalows, which have been leased out for a tenure of five years, come with the option to extend for an additional four years. The units are open for lease with the potential to be used as serviced apartments, including multi-generational and senior co-living concepts. The properties also have the potential for F&B and retail use, with the condition that the total gross floor area does not exceed 9,580 square feet. The minimum stay for a serviced apartment is one week.
According to SLA, the bungalows have potential for creative use, such as pop-up event venues and social impact hubs. The tender bids will be evaluated based on a combination of price and quality. The tender will close on June 11 at 11am, with the site expected to be awarded in October.
In recent years, SLA has been exploring new ways to utilize state properties, from turning them into co-living spaces to hosting pop-up events. The move to put these historic bungalows up for tender is in line with SLA’s efforts to reimagine and revitalize state properties.
