Suburban Projects Mixed Use Developments Take Centrestage New Launches 2026

Singapore’s Residential Market Trends and Projections for 2026

As we move into 2026, Singapore’s residential market is observing a more stable and balanced environment. The past year witnessed vigorous land banking by developers and a discerning buyer market that has become increasingly sensitive to pricing. This shift indicates a healthier real estate landscape moving forward.

Notably, the suburban areas, particularly the Outside Central Region (OCR), are expected to lead in both new housing supplies and sales activity. The coming year will see a significant number of new launches dominated by the OCR, which is anticipated to be the primary driver of market dynamics.

Significant Growth in New Home Launches

According to Mark Yip, CEO of Huttons Asia, the residential market saw the launch of approximately 11,000 to 11,500 new homes in 2025 across 27 private residential projects, marking the most substantial release since 2013. This represents a 73% increase compared to the previous year. Sales of private homes are also expected to reach a peak, similar to the figures from 2021.

The steady price growth, now at its fourth consecutive year of deceleration, is a sign of market stabilization. Price increments are estimated to be between 3% and 4% for 2025, reflecting a more sustainable growth trajectory compared to the sharp increases seen in earlier years.

Influx of New Developments in OCR

Developers are gearing up for a busy year with about 20 new private residential developments expected to launch in 2026. A significant portion of these, approximately 65%, will be located in the OCR, highlighting its growing prominence in the residential sector. This area is particularly attractive due to its affordability and family-oriented housing designs, which are favored by HDB upgraders.

In alignment with these developments, the Singapore Condo project offers insightful comparisons and detailed information on these emerging residential projects, assisting potential buyers and investors in making well-informed decisions.

Emerging Hotspots and Market Recovery

New projects like SingHaiyi Group’s Bayshore Walk and Narra Residences at Dairy Farm Walk are set to capitalize on the first-mover advantage in newly developing precincts. Furthermore, the executive condominium (EC) market is also vibrant, with launches like Coastal Cabana and Rivelle Tampines scheduled for early 2026.

The Core Central Region (CCR) is showing signs of recovery as well, with a narrower price gap between the CCR and the Rest of Central Region (RCR) drawing more buyer interest to the prime areas. The limited new launches in the CCR also suggest a potential re-pricing in this premium market segment.

Looking Ahead

While the market is set to experience a variety of dynamics, the overall sentiment for 2026 is optimistic. Buyers have a broader spectrum of options, ranging from high-end CCR units to more affordable OCR homes. The ongoing infrastructure developments and the rise of mixed-use projects continue to make suburban areas attractive, ensuring the real estate market remains robust and diverse.

With a mix of strategic launches and a focus on both high-end and mid-range housing, Singapore’s residential market is well-positioned for balanced growth in the coming years.
